Position Overview

We are currently recruiting a Lead Maintenance Technician to oversee maintenance activities at The Gardens at Hidden Creek in Colorado Springs.

Key Responsibilities

  • Maintain a clean and safe environment for all residents, guests, vendors, and employees
  • Communicate professionally and respectfully to residents, vendors, and Urban Phenix team members
  • Communicate issues before they are problems, proactively report maintenance and budget needs
  • Exhibit strong organizational skills, prioritize in advance of the current days’ work, effectively delegate (1 part-time tech)
  • Control maintenance expenses by being responsibly managing vendors and supplies, and proactively maintaining the property
  • Proactively manage workload to complete unit turns, work orders, and other building maintenance needs
  • Perform the make ready (unit turn) process pursuant to Urban Phenix policies and procedures, including scheduling a reliable make ready date, vendor and employee time management, quality control, and completing the appropriate paperwork and electronic documentation
  • Ensure work orders are completed and closed within the expected timelines and required quality standard
  • Compare vendor quality and pricing, select new vendors as needed by getting competitive bids, communicate when jobs are finished to Property Manager so vendors are paid
  • Schedule and complete preventative and deferred maintenance duties on a regular basis
  • Actively troubleshoot problems, develop solutions, and ensure the results solve the initial and related issues
  • Assists team members with work orders, unit turns, emergencies, and grounds
  • Perform routine quality inspections of completed work orders, unit turns, equipment, boilers, roofs, and other assets per Urban Phenix policies and procedures
  • Develop employee skill sets by providing ongoing training and performance feedback
  • Use all available technology to manage workload, including online ordering, purchase orders, and the phone application
  • Participate in staff meetings by being prepared with requested information, knowledge of situations, and action plans
  • Maintain updated records and dates in OneSite (Leasing and Rents operating system)
  • Proactively manage inventory and supply ordering to the budget
  • Ensure that the property maintains an exceptional curb appeal by keeping the community grounds and buildings clean and properly maintained
  • Upholds all company policies, goals, and values
  • Responsible for complying with the company’s and the community’s operating and safety policies and procedures manual and for adhering to federal, state and local laws pertaining to the operation of the community and Fair Housing

  Qualifications & Experience

  • Requires a high school diploma with at least five or more years’ experience in a related area
  • Knowledge of health & safety practices and regulations
  • Authorization to work in the United States without company sponsorship
  • CPO certification
  • Advanced maintenance skills, including boiler and other HVAC equipment, appliance repair, carpentry, drywall, tile, plumbing, electrical, and other building systems
  • Strong organizational skills including: planning, prioritization and documentation
  • Ability and experience explaining problems and solutions to customers/tenants, professionally responding to customer complaints, and escalating tenant concerns to management
  • Ability to work weekends and on call shifts in the case of an emergency
  • Positive attitude, enthusiasm and energy
  • Access to a reliable automobile to move between properties and valid driver license
  • Ability to lift a minimum of 50 lbs. and work 8-12 hour standing shifts
