Community Manager - The Rambler (Denver/Glendale)
The Rambler Apartments has undergone extensive renovations over the past year under new ownership and management. Improvements included upgraded apartment interiors, courtyard landscaping, stabilizing building systems, and new resident amenities. The clubhouse and fitness center have been modernized and apartments feature in-unit washer and dryers.
With the renovation phase largely complete, the property is entering a stabilization phase focused on maintaining the upgraded asset, improving resident satisfaction, and driving occupancy and revenue. The Property Manager will play a key role in balancing rental increases with resident retention while executing a leasing strategy to complete the lease-up and position the property competitively in the market.
Property Managers will be engaged in building and maintaining investor performance metrics, including occupancy, rent growth, renovation performance, and operational efficiency. This role provides meaningful exposure to asset performance, operational strategy, and ownership reporting.

Bilingual/Spanish-speaking skills and Realpage operating software experience is beneficial.
Key Responsibilities
Demonstrates the ability to build a strong team culture and positive community environment while maintaining accountability for results that support the property’s business plan.
Operations & Team Leadership: Oversee onsite staff including task management, follow-through, and quality control. Maintain high operational standards and ensure the property is well maintained and professionally managed.Leasing & Revenue Management: Work with the leasing team to manage pricing, availability, marketing, leasing specials, applicant approvals, and online reputation. Execute leasing strategies to support occupancy goals and revenue growth.
Resident Management: Manage resident relations including renewals, delinquency, and resident satisfaction while balancing rent growth with retention.
Eviction Oversight: Coordinate demand filings and oversee eviction processes in coordination with TSM.
Maintenance & Unit Turns: Monitor work order completion, prioritize unit turns, track deferred maintenance, and ensure quality control on maintenance and renovation work.
System Management: Maintain accurate records in RealPage including pricing, availability, resident documentation, move-out inspections, final account statements, and helpdesk items.
Reporting & Financial Oversight: Review monthly financials, monitor operating performance, and prepare summary reports or ad-hoc requests for ownership or investors.
Administration: Conduct unit inspections, maintain lease and system records, approve timecards, manage purchase orders, and oversee maintenance supply ordering.
Vendor Management: Coordinate vendors for maintenance, repairs, and unit turns to ensure work is completed efficiently and to standard.
Other Duties: Perform additional responsibilities as necessary to ensure effective operation of the property.
QUALIFICATIONS & EXPERIENCE
- Three plus years of supervisory experience as a Property Manager
- Five plus years of Property Management experience in a multifamily environment
- Realpage software experience
- Fluent in Spanish
